Flashing is the material — traditionally lead, though alternatives exist — used to seal the junctions on a roof where two different surfaces meet: a chimney meeting the tiles, a roof meeting a wall, around a dormer window, or at the edge of a roof-light. These junctions can't be sealed with tiles or slates alone because the materials and the angles involved are too different, so flashing bridges the gap and is dressed to shed water away from the joint. It's also one of the more failure-prone parts of a roof, because it has to accommodate genuine thermal movement — expanding and contracting with temperature — as well as wind, and can be dislodged by anything from a heavy gust to nesting birds working under the edge. A lifted or split section of flashing is a very common, very fixable cause of a leak that otherwise looks mysterious, because the tiles either side of it can look completely undamaged.
